REAL ESTATE PRINCIPLES
The important concepts of ownership, title, real and personal property, contracts, liens, and other encumbrances, agencies and lenders are the major topics covered. This provides the new licensee with a solid foundation for the broker’s exam and gives the experienced practitioner a well-rounded background in useful knowledge for everyday application.
REAL ESTATE ECONOMICS
A direct and practical approach to the principles of capitalism, money, credit and the role of government in the real estate market. This provides the professional with a simplified view of the various economic factors affecting our economy in general and the real estate industry specifically.
REAL ESTATE PRACTICE
A practical application of real estate theory as it affects the everyday activities of salespersons and brokers. Listings, prospecting, training, office operations, financing and exchanges are but a few of the interesting and timely topics presented with an eye towards increasing the licensee’s effectiveness.
REAL ESTATE LAW
The all important areas of a licensee’s duties, responsibilities, and liabilities plus an in-depth treatment of contracts, ownership forms, land use limitations, security devices, and landlord-tenant relations are some of the most significant aspects covered. The entire course is aimed at covering and explaining the real estate law as written and used in California.
REAL ESTATE FINANCE
The importance of finance mathematics, trust deeds, mortgages, promissory notes, banking and the mortgage money markets with additional emphasis on syndication, investment trusts and tax considerations gives the licensee a practical approach to the complicated area of real estate financing situations.
REAL ESTATE APPRAISAL
The basic fundamental principles of real property valuation and the various appraisal techniques employed by the professional are analyzed and explained. The exposure to actual site valuation, use of depreciation, market trends, and appraisal reports equips the licensee with the required knowledge to interpret and understand appraising as a sophisticated art.
PROPERTY MANAGEMENT
Explores the various economic factors involved in the leasing of real property, as well as the practical realities of negotiating leases, maintaining the property, and running a property management business. Specific factors in residential property management, condominiums, office buildings, commercial space, and industrial complex properties form the context for the course.
MORTGAGE LOAN BROKERING AND LENDING
The structure of the lending industry, the various types of loans created on real estate, and the processing procedures from application to funding are explained. The licensee is also introduced to the secondary market, and a discussion of the required disclosures and other regulations governing the lending industry is included.
