This appraiser course will help students gain valuable insight and a working knowledge of the various theories and methodologies for arriving at residential site values. Site Valuation is the necessary first step before applying the Cost Approach in everyday appraisal work. Site valuation methods discussed will the sales comparison approach, allocation, extraction, land residual, ground rent capitalization and subdivision analysis method.
Site Valuation may be taken with course Residential Cost Approach with an exam (15 hours) and be used for 15 hours of the 150 hours of the 2008 AQB Basic Appraisal Education requirements.
